Nestled adjacent to a natural reserve adorned with majestic Gum trees in Balmain, the original 1 bedroom dwelling, erected in 1980 on a narrow 6m wide allotment spanning 132.90m², was acquired in 2018 for $1.24 million with redevelopment in mind. Recognising the inherent potential to enhance the site's capital value, for the investor, prior to acquisition, identified a clear opportunity for improvement.

The foresight for innovative and effective design played a pivotal role in securing Council approval for contemporary alterations and additions to the existing dwelling, aligning it with 21st-century living standards. Originally a one-bedroom, one-bathroom dwelling with dated layout and finishes, the new design brief revolved around creating an open-plan 3 bedroom, 3 bathroom, 2 car space, two-storey residence that maximised the site, solar access and views to adjoining landscape Reserve and city views. The visionary concept centred around crafting a meticulously detailed and contemporary family home, skillfully integrating a mature gumtree situated prominently at the heart of the property.
